OUR SERVICE

BUYING
We have 
work with other agents to find te right property for you, assuming you cannot find what you want on our website. We mainly work with international clients who may not be fluent in Spanish and want to be sure that their property transactions are proper and advantageous.  Our commissions are relatively low, so we are also working more and more with Spanish clients.

SELLING
We have instructions directly from the owners for all the properties displayed on the Valinmo website. We only work with properties that are priced sensibly and represent good value.  We use simple signs to attract calls from private buyers as well as other agents.  We work actively with other agents to find a buyer, giving you the best chance of a sale.

COMMISSIONS
The norm in Valencia when we arrived in 2001 was an agency commission of 3% from the seller and 3% from the buyer.   And there are still agents who apply this and more.  For example Tecnocasa in Valencia charge sellers 6% and buyers 3%.

In our view, 3% may have been appropriate in the old days when prices were lower, and we still apply this rate to properties sold for less than 150,000 euros.  For higher value properties, we apply a sliding scale from 2.5% to 1.75% for the seller and buyer commissions, which varies depending on the price.

BUILDING SURVEYS
If you are taking out a mortgage, the bank will send their valuer (tasador), which is useful to ensure that you are not paying over the odds for your property.  It is not the norm to use a Building Surveyor.  But for older properties and indeed newer ones, it is worth getting a proper survey.  We can arrange this for you. 

LEGAL SERVICE
A title deed (escritura) is required to be executed in front of a notary (notario) for all property transactions.  The notario will take the previous escritura and update it the new owners and the price of the sale.  This is not the same as getting a Lawyer (abogado) to prepare the document.  An abogado will have professional indemnity insurance and we recommend that you use one when you are buying your property.  We work with a lawyer in central Valencia who will do the job for a fixed price, rather than a % of the sale price.

FINANCIAL SERVICE
We have relationships with three leading Savings Banks (Cajas de ahorros), the Spanish equivalent of Building Societies, which give competitive rates for mortgages (hipotecas).  We can act as Introducers to Caixa Galicia, La Caixa or the CAM.
