MID TERM RENTALS  

We mainly work with apartments in Valencia City.   The main international schools are to the north of Valencia and are serviced by school buses from the city.  If you prefer to rent a house in the suburbs we can refer you to associates who specialise in houses and chalets.

HOW WE WORK

We provide a full rental service, using standard contracts in Spanish and English to ensure owners’ interests are protected.  We take a deposit to cover breakages and collect rent as required.

For longer lets, we take our commission from the tenant at the start of the let and get the tenant to pay the rent direct to the owner’s bank account.

We use the Internet and local advertising the find our tenants.  We also recommend that the use of ‘SE ALQUILA’ (for rent) signs where possible.

COMMISSIONS
The norm in Valencia is to charge a commission of one month’s rent to the tenant.  We apply this for long lets.  We prorate this for shorter stays.  Ie a 3 month renter will pay 50% of a month’s rent as commission.  If we collect the rent and manage the property, a management fee of 12.5% will be included in the rent.

RENTAL NEWS
Rents in Valencia City do not bear much relation to the cost of property.  Most people looking for rentals in Valencia do not want to pay more than 500 euros a month plus bills.  A Spanish family will not pay more than 700 or 800 euros a month for their accommodation.  The average wage in Valencia is still only 1000 euros a month, and to pay any more is not do-able for a Valencian.

Tourists are not as plentiful as they were, and there is more property available for rent than in the happy pre-America’s Cup days.  So right now a price of 30 euros per night per person is pretty typical.  Or a weekly rent for 4 visitors will be around 500 euros.

Monthly rents for people on a working visit to Valencia were As much as 1250 euros a month during the America’s Cup.  But that has come down to around 800 or 900 euros a month.  If you ask for much more, you run the risk of them going elsewhere.
